This is the one service in the catalogue where the client usually picks the wrong time and is certain they have picked the right one. A flat is photographed whenever the keys are available, which is typically mid-morning, and if the flat faces west that is the worst hour of its day: flat interior light, dead windows, and a set of photographs of a noticeably worse property than the one for sale.
So the appointment is set from the orientation rather than from the diary. East-facing: early. West-facing: late afternoon. North-facing, which on the Costa del Sol is the one nobody wants and which photographs beautifully: any time, because the light never changes. A terrace with a sea view is shot at the hour the sea has colour, which is not noon.

Frequently asked questions about Property photography
Can you come at nine in the morning?
If the flat faces east, that is the right hour. If it faces west, nine in the morning is the worst hour of the day for it and the photographs will look like a different, worse property. Which way it faces decides the appointment.
How should the property be prepared?
Empty of the things nobody photographs: bins, cables, fridge magnets, bathroom bottles. Beds made, blinds fully up, every bulb in the room the same colour. Half an hour of that is worth more than any amount of retouching.
How large a property does the price cover?
Thirty photographs and two hours, which covers a flat or a small villa comfortably. A house with more than five bedrooms or a separate garden and pool usually needs the second half of the day; we say so before booking, not after.
